Dubai’s short-stay industry gathered on Palm Jumeirah on 28 September for the first Short Stay Circle Evening Connect Exhibition, a sold-out B2B event focused on two issues shaping Holiday Home operations heading into Q4: revenue management and the growing use of automation.

The evening event at The Strand Craft Kitchen brought together Holiday Home operators, hosts, property managers and companies providing revenue management, technology, finance, cleaning, furnishing and marketing services to Dubai’s short-stay sector.
Short Stay Circle listed the event as sold out, making it one of the organisation’s largest industry gatherings to date.
What happened at the event
The 28 September programme centred on two fireside discussions: “Occupancy, ADR or RevPAN?” and “How much automation is too much?”. Operators and technology specialists discussed Q4 revenue decisions, pricing, portfolio performance and where human service still matters as AI and automation become more common in short-term rental operations.
Q4 Revenue Strategy Was One of the Main Topics
The first fireside discussion focused on one of the most important commercial questions for short-term rental operators: which performance metric should take priority as the Dubai market enters Q4.
The session brought together Dr. Zak Ali of ISTRM, Roman Solyanyk of Beyond and Jon Irizar of Sentinel by Angel Host under the topic “Occupancy, ADR or RevPAN?”.
The discussion reflected a broader challenge for Holiday Home operators. High occupancy can look positive while producing weak owner returns if rates are discounted too aggressively, while protecting ADR too strongly can leave too many nights unsold.
For owners, the important question is therefore not simply whether a management company can fill the calendar, but how it decides when to hold rates, when to reduce them and which revenue metric it uses to judge performance.
AI and Automation Became the Second Major Debate
The second fireside discussion turned to technology and guest experience under the question “How much automation is too much?”.
The panel included Dannika Mananquil of GuestReady, Jerin George of Stella Stays, Danielle Hall of Co-Living Legends Dubai and Ryan Ingram of Vacant Nests and Nest Ready.
The topic is increasingly relevant as operators automate guest messaging, check-in processes, pricing, task management and other repetitive parts of short-stay operations.
Automation can make a large portfolio more efficient, but the event highlighted the continuing industry discussion around situations where guests still require judgement, flexibility or direct human support.
The Event Was Built Around Practical Operator Decisions
The programme went beyond panel discussions. Short Stay Circle also offered short one-to-one revenue management sessions where operators could bring their own portfolio numbers and discuss pricing, occupancy, ADR, booking pace and demand.
The exhibition side of the event brought together suppliers working across technology, revenue management, cleaning, furnishing, finance and marketing.
That mix reflects how increasingly specialised Holiday Home management has become. Operating a short-term rental portfolio now involves far more than listing a property on a booking platform and responding to guests.
What This Means for Property Owners
For owners, the event provides a useful indication of what professional short-stay operators are currently prioritising.
The first is revenue management. Owners comparing management companies should ask which metrics are included in their reports and how pricing decisions are made during high- and low-demand periods.
Occupancy alone is not enough. Average daily rate, revenue per available night, booking pace and ultimately net owner income give a more complete picture of performance.
The second issue is automation. Owners should understand which parts of the guest journey are automated and what happens when a guest has a problem that requires immediate human intervention.
Technology Is Becoming Part of the Management Comparison
Two Holiday Home companies charging similar management commissions can operate very differently behind the scenes.
One may use dynamic pricing software, automated task systems, smart guest communication and portfolio-level performance data, while another may rely more heavily on manual processes.
Technology itself does not guarantee stronger returns or better service. The relevant question for owners is whether the systems being used improve pricing decisions, response times, operational control and reporting.
Why the Sold-Out Event Matters
The event’s sold-out status does not provide a measure of the overall size or performance of Dubai’s Holiday Home market, but it does show active engagement among operators and service providers around the operational challenges facing the sector.
The themes chosen for the evening are also revealing. Heading into Q4, the conversation among industry participants is increasingly focused on revenue optimisation and operational efficiency rather than simply adding more listings.
What Owners Should Ask Their Holiday Home Manager
Owners can use the same topics discussed at the event when reviewing their own management company.
Ask whether pricing is managed manually or through a revenue management platform, how frequently rates are reviewed, which performance metrics appear in owner reports and how the company balances occupancy against achieved rate.
Owners should also understand how guest communication is handled outside normal working hours, which messages are automated and when a human operator becomes involved.
What Holiday Home owners should know
- Short Stay Circle held its first Evening Connect Exhibition on Palm Jumeirah on 28 September 2026, with the event listed as sold out.
- The first main discussion focused on occupancy, ADR and revenue performance heading into Q4, with speakers from ISTRM, Beyond and Sentinel by Angel Host.
- A second operator panel featuring GuestReady, Stella Stays, Co-Living Legends Dubai and Vacant Nests examined how much of the guest journey should be automated.
- For property owners, occupancy alone should not be used to judge a Holiday Home manager; ADR, revenue per available night, booking pace and net owner income provide additional context.
- Owners should also understand which operational and guest-service processes their management company automates and where human support remains available.
