The owner takeaway
Our assessment: use the event calendar to identify dates worth reviewing, then test any pricing change against your property’s actual booking pace, remaining availability and competing accommodation. An event announcement alone does not justify a higher nightly rate.
Why the Venue Matters to a Rental Strategy
An owner’s first question should be which venue a potential guest needs to reach. Ask the manager to assess the journey from the apartment to the relevant entrance, including walking, public transport or taxi access.
A listing described simply as “well located in Dubai” gives a business traveller little help. Accurate transport information, clear arrival instructions and realistic journey expectations can make the property easier to evaluate. Avoid promising a fixed travel time that ignores traffic or the distance from a station to the venue.
Review Booking Pace Before Raising Rates
For owners, the useful comparison is between the dates highlighted in the calendar and what is actually happening in the booking system. Ask how many nights remain unsold, whether enquiries are converting and what comparable properties are charging for the same stay.
Competitor asking prices provide context, but they do not prove that guests are booking at those prices. A manager recommending an increase should explain the evidence behind it and when the decision will be reviewed if bookings do not follow.
It is also worth checking the nights immediately before and after an event. A restrictive minimum stay or an awkward gap between reservations can limit which bookings the apartment can accept. The right setting depends on the remaining calendar, cleaning arrangements and expected net income from the stay.
Make the Apartment Ready for the Intended Guest
If the manager wants to attract business visitors, ask whether the listing accurately shows the workspace, Wi-Fi provision and sleeping arrangements. Confirm how late arrivals are handled and who responds if a guest has an access problem.
These checks should concern features the apartment actually offers. Adding “business-ready” to a listing is not a substitute for a usable desk, clear instructions or reliable guest support.
What Owners Should Request From Their Manager
A short October review can bring the key decisions together: relevant event dates, the apartment’s remaining availability, proposed rates, minimum-stay settings and the next review date. Ask the manager to explain any changes in terms of expected net owner income after the applicable fees and operating costs.
The announcement is a planning input, not evidence that a particular apartment will achieve higher occupancy or revenue. The practical value comes from checking whether the management company turns the calendar into a property-specific plan and measures the results.
What Holiday Home owners should check
- Match relevant event dates to the apartment’s remaining availability.
- Check access to the actual venue before promoting the property to attendees.
- Ask for booking evidence behind proposed rate changes, not just competitor asking prices.
- Review minimum stays, gaps between bookings and arrival arrangements.
- Judge the plan by net owner income and actual bookings rather than an assumed event premium.
