The appointment was announced on 29 October 2026. Eden House The Park is owned by Global Partners and developed by H&H, with Driven Properties and Forbes Global Properties acting as anchor agencies.

Under the agreement, Refine will lead the project’s end-to-end commercial operations, including its sales strategy and management.

What was announced

Refine Development Management has been appointed exclusive sales partner for Eden House The Park. The 459-residence development is due for completion in 2027, while Refine says its wider development management portfolio now exceeds AED 43 billion.

Refine will manage the commercial strategy

The appointment goes beyond introducing another brokerage to the project.

Refine will lead the commercial strategy and sales management for Eden House The Park, while Driven Properties and Forbes Global Properties will operate as anchor agencies.

This gives the development a defined structure between the project owner, developer, commercial manager and external sales agencies.

The project includes 459 residences

Eden House The Park is being developed along the Dubai Water Canal in Jumeirah and is scheduled for completion in 2027.

The low-rise development consists of seven buildings designed by dxb lab and contains 459 residences.

The buildings are planned around landscaped areas and direct access to the 6.4-kilometre canal promenade.

Amenities announced for the project include swimming pools, movement studios, wellness facilities, padel courts, residents’ lounges, shared workspaces and children’s areas.

Residential services are part of the offer

The project is also notable for the range of services being packaged with the residences.

According to the announcement, residents will have access to 24-hour security, valet services, on-property maintenance, cleaning and landscaping.

Additional services are expected to include vacant-home care, in-residence butlers, private chefs, wellness treatments and professional chauffeur services.

For property owners, this is important because premium developments are increasingly competing not only through location and amenities, but through ongoing property operations after handover.

Refine says its portfolio now exceeds AED 43 billion

The Eden House appointment expands Refine Development Management’s portfolio of residential, hospitality and mixed-use projects.

The company says the total value of projects in its portfolio now exceeds AED 43 billion.

This figure is company-reported and should not be treated as an independently verified valuation of the business itself. It refers to the value of projects within its development management portfolio.

Initial smaller-unit inventory has closed

The announcement also provides an indication of early sales activity at the project.

Refine and the project partners say the initial inventory of studio and one-bedroom residences has reached full sales closure.

The current release includes two- to four-bedroom residences and penthouses, with two-bedroom units starting from AED 7 million.

These sales and pricing figures are supplied by the companies involved in the project rather than independent transaction data.

Why this matters to Dubai property owners

The announcement shows how the role of a residential property company can extend beyond simply finding buyers.

In this case, separate companies are responsible for ownership, development, commercial strategy, brokerage and ongoing residential services.

For buyers, understanding that structure is useful because the company selling a property may not necessarily be the company responsible for managing it after completion.

Owners considering premium or branded developments should therefore check exactly which company will handle maintenance, cleaning, vacant-property care, resident services and day-to-day building operations after handover.

What buyers should check before relying on the service package

  • Which company will manage the property after handover?
  • Which services are included in the standard service charge?
  • Which services, such as cleaning or vacant-home care, require an additional fee?
  • Will owners be able to use external maintenance or cleaning providers?
  • What service standards and response times are contractually defined?
  • Can an investor appoint a separate leasing or property management company?

The answers can matter as much as the headline list of amenities, particularly for overseas owners who expect the property to be operated remotely.
