Dubai-based Seed Group has entered into a strategic partnership with London property technology company VerbaFlo, bringing another AI-focused platform into the UAE residential property management market.

The partnership was announced on 13 October 2026 and received further UAE industry coverage on 14 October. VerbaFlo provides artificial intelligence tools for leasing and resident communications, while Seed Group will support the company’s expansion into the UAE market.
Under the agreement, Seed Group will help connect VerbaFlo with property owners, developers, management companies and institutional stakeholders in the UAE. The partnership may later support expansion elsewhere in the Middle East and North Africa.
What was announced
Seed Group will support VerbaFlo’s UAE expansion by facilitating relationships with property owners, developers, management companies and institutional stakeholders. VerbaFlo will bring its AI platform for leasing, resident communication, maintenance requests, renewals and other property-management workflows into the market.
VerbaFlo Is Targeting Residential Property Operations
VerbaFlo is not positioning its technology simply as a chatbot for property websites.
The company says its platform can handle prospective tenant enquiries, schedule viewings, follow up with leads and keep communication records connected across different channels.
After a tenant moves in, the system can also support resident communication, maintenance requests, renewals, rent and payment queries and move-out processes.
The company says human staff can step into a conversation when required while retaining access to the previous communication history.
The Platform Works Across Phone, WhatsApp and Other Channels
One of the reasons given for the UAE expansion is the volume and diversity of communication handled by residential operators.
According to Seed Group and VerbaFlo, more than 60% of resident conversations on the platform take place outside normal office hours.
The platform operates across channels including phone, email, web chat and WhatsApp and supports communication in more than 200 languages.
That multilingual capability could be particularly relevant in Dubai, where residential buildings often contain tenants and owners from many different countries.
VerbaFlo Says It Already Supports More Than 300,000 Units
VerbaFlo was founded in 2024 and commercially launched in 2025.
The company says it now works with more than 50 residential operators across 10 countries and supports operations covering more than 300,000 residential units.
Its existing clients include UK residential operators such as Homes for Students, Moda Living, Fusion Students and Downing.
These portfolio figures are published by VerbaFlo and Seed Group and should be read as company-reported data rather than independently verified market statistics.
Property Management Systems Can Be Connected
A major issue with property-management automation is whether the technology works separately from the systems that managers already use.
VerbaFlo says its platform integrates with property management systems such as Yardi and Entrata. This allows tenant communication to remain connected to existing property and resident records.
The company also operates an analytics layer called VerbaIQ, designed to turn resident conversations into information that managers can use to analyse portfolio operations.
Why Seed Group Matters to the Expansion
For VerbaFlo, the agreement is not simply a technology integration.
Seed Group specialises in helping international companies establish commercial relationships in the UAE and wider MENA region.
As part of this partnership, Seed Group will assist VerbaFlo with introductions to local property owners, developers, operators and government or institutional stakeholders.
This gives the AI company a route into the UAE residential sector without having to build every local relationship from the beginning.
What This Could Change for Property Management Companies
The partnership is another sign that competition between property management companies may increasingly include technology capability, not only commission rates and portfolio size.
A manager able to respond to leasing enquiries around the clock, track conversations consistently and automate routine resident requests may be able to operate larger portfolios with fewer manual communication gaps.
However, automation alone does not guarantee better service. Poor escalation rules or inaccurate automated responses can create a different type of operational problem.
What Property Owners Should Ask
For owners comparing management companies, the useful question is no longer simply whether a company “uses AI”.
Owners should ask which processes are automated, which systems hold the communication history and when a human manager takes over.
- Are leasing enquiries answered outside office hours?
- Can the system communicate across phone, email and WhatsApp?
- Are maintenance requests linked to the property record?
- Can a human employee see the full conversation before taking over?
- How are incorrect or sensitive AI responses escalated?
- Is resident and owner data connected securely to the existing property management system?
These questions help separate genuine operational technology from a simple chatbot added to a website.
The Partnership Fits Dubai’s Wider Property Technology Push
The agreement comes as Dubai continues to encourage wider use of artificial intelligence and digital systems across real estate.
Dubai Land Department has highlighted artificial intelligence, digital services and property technology as important parts of the emirate’s Real Estate Sector Strategy 2033 and wider PropTech ecosystem.
The Seed Group–VerbaFlo partnership brings that trend closer to everyday rental operations, where leasing enquiries, maintenance communication and renewals remain highly repetitive parts of property management.
What to Watch Next
The next useful signal will be which UAE property operators actually adopt VerbaFlo and at what scale.
For owners, adoption by major residential portfolios would provide a clearer indication that AI-powered communication is moving from experimentation into standard property-management infrastructure.
It will also be important to see whether operators publish measurable results such as faster response times, improved leasing conversion, lower missed-enquiry rates or better resident satisfaction.
What property owners should know
