For short-term rentals, the standard management fee recorded was around 20%, although owners providing multiple properties may be able to negotiate a rate closer to 18%. The company also offers long-term management packages, with researched rates ranging from approximately 5% to 10% of annual rent plus VAT depending on the service level. Long-term services can include marketing, tenant screening, rent collection, inspections, Ejari support, maintenance coordination, tenancy renewals and management during vacant periods.
The reviewed agreement gives the manager broad responsibility for property marketing, seasonal pricing, bookings, guest check-ins and check-outs and payment administration, while making clear that occupancy is not guaranteed. Owners remain responsible for repair costs.
Contract flexibility is more limited. Our research indicated that the agreement could not be terminated during the first three months and normally required a three-month notice period. Early termination penalties of around AED 5,000 for a studio and up to AED 10,000 for a three-bedroom property were recorded and should be reconfirmed against the current contract. Owner stays of around 30 consecutive days are generally possible, with longer periods of up to approximately 90 days potentially negotiable.
