About Vacay Lettings
Vacay Lettings is a Dubai holiday home and short-term rental management company founded in 2018. Around 66–70 Airbnb units were identified during our research, with an Airbnb rating of approximately 4.53 and a Google rating of around 4.7/5. The company also operates a direct booking channel.
The management fee recorded was 15%, with no major fee difference by property size. The company declined to provide a copy of its standard management agreement during the research, although several commercial terms were confirmed separately.
Contract termination is relatively restrictive. Immediate cancellation is not available even if an owner is willing to pay a penalty, and a two-month notice period applies. Owners terminating during the first year may still face an early termination charge, with approximately AED 1,500 recorded in our research. From the second year onward, the penalty may no longer apply.
Maintenance expenses are generally charged to the owner. Small works may be completed without advance approval, while repairs above approximately AED 500 require owner authorization. The research also recorded a very low threshold for minor repairs paid directly by the company, which should be reconfirmed.
Owner occupancy is permitted for up to approximately 60 days. Guest refunds are normally deducted from rental revenue before the 15% management fee is calculated. If a refund results from a service failure attributable to the management company, the cost may instead be taken from the company’s commission.
