About Frank Porter

Frank Porter is a Dubai-based holiday home and short-term rental management company founded in 2014 and managing more than 800 properties. The company provides end-to-end management and operates its own teams for cleaning, interior design and property works. It also maintains a direct booking channel. At the time of our review, its Airbnb accounts carried ratings in the approximately 4.32–4.44 range, while its Google profile was rated around 4.4/5 based on more than 2,300 reviews.

The standard management fee identified during our research was 17%, with a lower rate of around 15% potentially available to owners who approach the company directly without a referral agent. No onboarding fee was recorded.

The standard agreement has a minimum initial term of six months. Owners can generally terminate without penalty by providing 60 days’ notice, with notice submitted from the fourth month allowing the agreement to end after month six. Early termination during the initial period may result in an AED 5,000 fee. Minor contractual amendments may be discussed, although the core agreement generally remains standardized.

Owners remain responsible for repair and maintenance costs. Owner stays can total approximately 90 days, although continuous stays are generally limited to around 45 days. Our research also identified an additional condition under which an AED 5,000 deposit may be requested where extended owner occupation is planned during the initial agreement.

Guest refunds are deducted before the final landlord income is calculated. The management fee itself is applied after tourist tax, VAT and cleaning charges have been excluded, while utilities and maintenance expenses are deducted afterwards.
