BnBme

bnbme is a Dubai holiday home and short-term rental management company founded in 2017. Around 100 managed properties were identified during our review, with an Airbnb rating of approximately 4.59 and a Google rating of around 4.4/5. The company also operates a direct booking channel.

bnbme uses a relatively flexible pricing model. Management fees recorded during our research ranged from approximately 15% to 22%, depending on the package and contract duration, with 15% representing the lowest identified rate. We did not find a consistent relationship between the fee and the size of the property.

One of the more interesting options is a flexible annual package that included a 90-day trial period at the time of our research. During this initial period the owner could exit the agreement, while a notice period of approximately 90 days could apply afterwards.

Repair costs remain the responsibility of the property owner. Owner use is relatively flexible, with no overall annual cap identified in our research, although individual stays were generally expected not to exceed around 30 consecutive days.

The company also works with property referral partners, although the referral compensation recorded during the research varied depending on the type and size of the unit.
