Primestay was identified in our research as a Dubai short-term rental management operation now associated with the Provident brand. Approximately 96 properties were recorded, with an Airbnb rating of around 4.69 and Superhost status. The associated Google profile carried a rating of approximately 4.6/5 based on several hundred reviews.

The standard management fee recorded was 20%, with rates of around 18% potentially available to owners providing multiple properties. The company also had a direct booking channel, although its performance and functionality appeared limited at the time of review.

One of the strongest features is contract flexibility. Our research identified a short-term management package that could be terminated without penalty by providing approximately one month’s notice. The agreement itself was reported as amendable.

The written owner-use provision referred to approximately one month, but company representatives indicated that longer stays could potentially be agreed and the clause adjusted. The responsibility for maintenance and repair costs was not conclusively confirmed.

Guest refunds affect both the landlord and management company because the refunded amount is removed from rental revenue before the management fee and final owner income are calculated.

A recurring referral structure of approximately 5% of rental income was also recorded. Some uncertainty remains around the current branding and the precise Airbnb account associated with the operation, so these points should be reconfirmed when updating the company profile.
